Carson Companies is one of the leading providers of buildings ideally suited for the logistics, distribution and supply chain management business in southern California, Houston, Texas, New Jersey, and Philadelphia. The Company is organized as a private Real Estate Investment Trust and has been in business for over 100 years.

Carson Companies is a developer and long-term owner of industrial property with property management, asset management, leasing, construction management and development capabilities. The portfolio of properties owned exceeds 14 million square feet and is located in major distribution hubs throughout southern California, Houston, Texas, and New Jersey and Philadelphia. The strategic real estate holdings include the 438-acre Dominguez Technology Center located in Carson, California, the 52-acre Homestead Business Park located on the Alameda Corridor in Rancho Dominguez, the 172-acre Chino South Business Park located in southern California’s Inland Empire, the 32-acre Carson Commerce Center and the 92-acre Bayport North Industrial Park, both located in The Port Market of Houston, Texas.

The bulk of the Company’s portfolio is ideally suited for corporations focused on supply chain management. A high ratio of truck doors per square foot of building, large truck courts, architecturally pleasing buildings and state-of-the-art features are trademarks of Carson Companies’ buildings. JAMES D. FLYNN, President
Jim sets the strategic direction of the Company and has hands-on involvement in every activity to ensure that the Company’s goals are achieved. He is a member of Carson’s Board of Trustees. Prior to joining the Company, he was a Managing Director with AEW Capital Management, L.P. where he initiated and managed real estate investment ventures totaling over $3 billion. Prior to AEW, he was with Arthur Young & Company in Boston. Jim has more than 30 years of real estate experience, and joined the Company in 1999 as President. Jim is a graduate of the University of Massachusetts, Amherst with a degree in accounting, and is a Certified Public Accountant. Jim is a member of the Urban Land Institute (ULI) and a Trustee of Simmons College of Boston.

TODD L. BURNIGHT, Sr. Vice President, Marketing and Development
Todd is involved in development, acquisitions and leasing in southern California. Before joining the Company, Todd was Vice President and Market Officer for ProLogis, where he was responsible for a broad range of development, marketing and management activities in southern California and Las Vegas, including site selection, acquisitions and lease negotiations. Prior to ProLogis, he was an Associate Director with Cushman & Wakefield, and a Principal with Parker Properties. Todd has 19 years of real estate experience and joined the Company in 2007. He received a B.A. from University of California, Los Angeles and a J.D. from Santa Clara University School of Law. He is a licensed real estate broker in the state of California. Todd is a member of the Board of Directors for southern California’s Inland Empire chapter of the National Association of Industrial and Office Properties (NAIOP).

JOHN W. HAWKINSON, Sr. Vice President, Finance
John is the Company’s Chief Financial Officer and oversees all accounting, financial reporting and risk management activities. In addition, John is involved with structuring our institutional partnerships. He has arranged in excess of $800 million of permanent, construction and revolving debt facilities on behalf of the Company. Prior to joining the Company, he was in the auditing and consulting departments of Kenneth Leventhal & Company in Los Angeles, and with Pacific Atlas Development Company, a Japanese-owned real estate developer. John has 30 years of real estate and accounting experience. He joined the Company in 1997 as Vice President, Controller and was promoted to his current position in 2001. John graduated from the University of Southern California, and is a Certified Public Accountant. He is a member of the Board of the Boys and Girls Club of Carson.

EDWARD M. JAKUBIK, Vice President of Property Management
Eddie is responsible for the property management and tenant relations for the Company’s wholly owned assets as well as its institutional partners’ real estate portfolio. He was previously with The Merit Companies. Eddie has over 20 years experience in real estate property management. He joined the Company in 2001 as a property manager and was promoted to his current position to head the Company’s property management activity in 2009. He is a graduate of California State University, Fullerton and is a member of the Institute of Real Estate Management (IREM).

BOYD A. NIES, Vice President, Controller
Boyd is responsible for the daily accounting operations, financial reporting and budgeting for the Company. Prior to joining Carson Companies he was the Controller for Bravante-Curci Investors, L.P., a private real estate investment venture. He worked for Impco Technologies as Accounting Manager and began his career in public accounting at Deloitte and Touche. Boyd has 19 years of accounting experience and has been with the company since 1999. Boyd holds a B.S. from the University of the Pacific and an M.B.A. from the University of Southern California. He is a Certified Public Accountant.

DANIEL G. ZOCH, Sr. Vice President, Texas
Dan is responsible for the Company’s Houston operations including portfolio management, acquisitions, leasing, development and property management. Dan has been instrumental in growing the Company’s Houston portfolio to more than 5 million square feet. Prior to joining the Company in 2007, he was an industrial real estate broker with Boyd Commercial in Houston. Dan is a Certified Commercial Investment Member (CCIM), a licensed real estate broker in Texas and holds a B.A. in Economics from the University of Texas.

FREDERICK J. MCINTOSH, Sr. Vice President, Capital Markets
Fred is involved in all aspects of the Company’s institutional partnership activities including portfolio management, structuring partnerships, capital raise and acquisitions. Prior to joining the Company, he worked with Tishman Speyer as a Managing Director in its capital markets group, where he raised in excess of $2.6 billion. He was with RREEF as a Portfolio Manager and with Pacific Telesis as Head of Real Estate for its corporate pension plan. He has more than 30 years of real estate experience and has been with the Company since 2009. Fred holds a B.A. in Economics and Business from Westmont College. He is a member of the Pension Real Estate Association (PREA) and is a Certified Property Manager (CPM) with the Institute of Real Estate Management. Fred is a Director of the Noll Foundation.

CHRISTOPHER HERMANCE, Managing Director, Philadelphia & New Jersey
Chris is responsible for the Company’s east coast operations including acquisitions, development, portfolio management, leasing, and property management. His acquisition activity is focused on development in New Jersey and Pennsylvania. Chris has had 10 years of real estate investing and management experience prior to joining the Company in 2015. Prior to Carson Companies, Chris was Vice President of Investments with KTR Capital Partners where he sourced and acquired development sites in Texas and Pennsylvania. He was with Grosvenor Fund Management as an Acquisitions Officer and with Starwood Capital Group as Lead Portfolio Manager. Chris is a member of NAIOP’s Developing Leaders National Forum. He holds a B.A. in Finance and an M.B.A from Georgetown University’s McDonough School of Business.

Among the far-reaching programs, the Company sponsors scholarships, which are awarded annually to outstanding students at California State University, Dominguez Hills who are pursuing careers as teachers in ethnically diverse urban areas.
